Welcome to your dream vacation home. This stunning 4-bedroom retreat, is named Blue Heron after Harry the heron who frequents the dock. The spacious open plan living is warm and has breathtaking views. The kitchen is stocked with all modern appliances including an induction stovetop and all the amenities you will need to prepare delicious meals at home (olive oil, balsamic, salt and pepper, herbs). It features luxurious countertop, a large island with breakfast bar seating, a dining room with table for 8 and adjacent outdoor dining table. On the second floor, you will find the first two bedrooms, the first of three primary King bedrooms with en-suite, a bunk bedroom which sleeps 3 and a convenient second living area with office desk and a pull out couch. Upstairs, two more primary bedrooms with en-suite are waiting to welcome you with plenty of natural light and the most stunning views of the canal. Outside in the private back yard enjoy the best of Florida while lounging by the swimming pool and spa. The generous covered pool deck offers outdoor dining for 8, a gas grill, firepit, Adirondack loungers and an outdoor living room. Anna Maria island is a family community and the city imposes a strict noise ordinance. Please adhere to our good neighbor policy and observe the local quiet hours between 10 pm and 8 am. No loud music or use of the pool is allowed during these hours along with any other noise which may disturb the neighbors. Other things to note Housekeeping will provide a starter supply of toilet paper, soap, and garbage bags but guests will likely need to replenish the supply during their stay. Our cleaning fee includes a professional linen service. When you stay with us you can rest assured that you will have high quality linens such as those at a fine hotel. We also provide plenty of luxury bath and beach towels.

1. Property. The property is located at 215 N Harbor Dr. , Holmes Beach, Anna Maria Island, FL, 34217. The property is furnished and includes appliances, utensils, tableware, glassware, dishes, towels, linens, etc. 2. Applicability of these Provisions. Guest agrees to abide by the provisions of this Lease at all times while at the property. Guest shall be responsible for causing all members of the rental party and anyone else Guest permits on the property to abide by these provisions at all times while at the property. 3. Rental Period/Check In/Out Times: The rental period begins on Check-in date, and ends on the Check-out dates above.. Check-in time is not earlier than 4pm and Check-out date is no later than 10am. 4. Maximum Occupancy. The maximum number of guests is limited to 8 Guests including kids. 5. Access. Guest shall allow Owner reasonable access to the property for purposes of repair and inspection. 6. Damage. Owner’s agents inspect the premises after each rental for damage/cleanliness. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. Any damage not so reported will be the Guest’s responsibility. Guest agrees to maintain the property and all furnishings in good order. Guest will use appliances only for their intended uses. 7. Pets . Pets are NOT allowed. If the house smells of any type of pet odor after Guest checks out, the cost to remedy such condition will be the Guest’s responsibility and wll incur extra cleaning charges of min $500. 8. Non-smoking home. Smoking inside or nearby any opening to the home is prohibited. If the house smells of smoke after Guest checks out, the cost to remedy such condition will be the Guest’s responsibility. 9. Visitors. People other than those in the Guest’s party as set forth above may not stay overnight on the property. Visitors are the sole responsibility of Guest. Maximum occupancy cannot be exceeded at any time. If Guest violates this provision, Owner has the right to immediately terminate the rental agreement and ask all guests to vacate the property without reimbursement of rental amount. 10. Parking. Parking is limited to 3 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 11. Noise Ordinance. Anna Maria is a tranquil residential city which is blended with rental properties for visitors. Some visitors may forget their neighbor may have to get up early for work the next day. The City has a few simple rules to allow for the peace and tranquility of residents, while allowing visitors to enjoy their vacation. The standards used to determine if the noise a person is experiencing is a violation of the ordinance are pretty simple and are based on common sense principles of respect. I have reviewed Anna Maria’s Noise ordinance. Quiet time, including use of pools, is 10:00pm through 7:00am. During these hours, no excessive or boisterous noise or sound is permitted. 12. Housekeeping. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Owner provides beach towels. Please keep such towels out of the house once they have been used to minimize sand indoors. Regular towels or linens may not be taken from the house. 13. Storms. If a storm or hurricane is expected to affect Guest’s vacation, no refunds will be given unless: a. The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area;" and/or b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: Ø Any unused portion of rent from a guest currently registered; Ø Any unused portion of rent from a guest who is scheduled to arrive, and wants to shorten the stay, or arrive in after the Hurricane Warning is lifted; and Ø Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. Arrivals after a hurricane period, once evacuation warnings have been lifted, do not qualify for any refunds. 14. Risk of Injury. I am fully aware of the risks and hazards connected with the activities of renting a vacation property, activities on and around the property, activities on or near the water including swimming in the gulf or bay and use of beach equipment to visit beach including all beach activities. I am aware that such activities include the risk of injury and even death, and I hereby elect to voluntarily participate in said activities, knowing that the activities may be hazardous to my property and me. I understand that Owner 215NHarbor Llc. does not require me to participate in these activities. Owner is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. Owner is not responsible for the loss of personal belongings or valuables of any guest or visitor. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
